Find the properties worth a second look

Investment Property FinderIn beta

Enter a zip code. Get back the listings where the estimated rent covers the estimated payment, for a long-term tenant or a short-term rental.

For agents whose clients ask what would make a decent rental.

How it works

What you actually do, step by step.

No setup, no software to install, and no step that assumes you have done this before.

  1. Step 1

    Enter a zip code

One zip at a time. The market you already know is the right place to start.

  2. Step 2

We pull what is for sale

Price, size, beds and baths, tax history, photos, and the details that matter to a rental.

  3. Step 3

    We estimate both sides

A sample monthly payment from the tax record and your rate assumptions, and long-term and short-term rent estimates for that specific property.

  4. Step 4

    You get the shortlist

The listings where estimated rent covers the estimated payment, flagged by how comfortably, with the rental comps one click away.

What you get

The result, described specifically.

An evening in spreadsheets

A starting point, not a spreadsheet

The screening that would take an evening happens before you look at the list.

Long-term and short-term, side by side

Every listing shows what it might rent for to a tenant and what it might earn as a short-term rental, each measured against the same sample payment.

The assumptions are on the screen

Rate, term, down payment, tax and insurance basis are all shown, and every figure is labeled as the estimate it is.

You can see how fresh it is

Results are dated. Listings move, and a shortlist from three weeks ago should say so rather than pretend.

  • For-sale listings in one zip code, screened against long-term and short-term rent estimates
  • A flag on every listing that clears the payment, and a stronger flag when it clears it by 10, 20, or 25 percent
  • The payment and rent assumptions shown next to every number
  • A shortlist, and the rental comps behind it, you can take to a client conversation
Fair questions

The things you would ask before paying for this.

Question

How accurate are these numbers?

They are estimates from third-party data and our stated assumptions. Property tax can reset when a property sells, insurance varies by carrier, short-term income depends on occupancy, and rent depends on condition. Treat the list as a shortlist worth investigating, never as an underwriting decision.

Question

Does rent above the payment mean it is a good deal?

No, and we will not pretend otherwise. That comparison leaves out vacancy, maintenance, management, reserves and capital costs. It is a useful filter for finding candidates and a poor basis for buying one.

Question

Can I rely on this with a client?

Use it to find properties worth analyzing, then do the analysis. Anything you present to a client is your professional judgment, not ours.
